Article 19.º
Occupations and uses

2 - The following occupations and uses are also permitted in complementary agricultural areas [previous no. 3]:
a) Construction, reconstruction, alteration and extension of residential buildings;
b) Rural tourism developments, residential tourism and hotel establishments of no less than three stars. Other types of tourist development may be authorized, provided that they are provided for in the PP, considered to be a strategic investment for the municipality or are integrated into NDTs, in accordance with the provisions of article 96 of these regulations;
c) Alterations and extensions to legally existing buildings for tourist developments, tourist entertainment companies, cultural, health, social and educational facilities for collective use and commercial establishments, restaurants and beverages, services or cultural events;

Article 20.º
Building regime:

a) Residential buildings:
i) Minimum plot area: 20,000 m2;
ii) Number of dwellings: 1;
iii) Maximum total construction area: 300 m2;
iv) Maximum façade height: 6.5 m;
v) In legally existing residential buildings on plots with an area of less than 20,000 m2, reconstruction, alteration and extension works are permitted, provided that the maximum total construction area does not exceed 300 m2.

b) Buildings to support agricultural, forestry, livestock and equestrian activities:
i) Maximum land use index: 0.05, with a maximum total implantation area of 1,000 m2, except in cases where technical and economic specificity requires a larger area;
ii) Maximum façade height: 8 m, with the exception of buildings whose technical specificity requires a greater height;

c) Buildings for commercial or industrial establishments and public and public services equipment or undertakings:
i) Minimum plot area: 5,000 m2;
ii) Maximum total construction area: 1,000 m2, except in cases where the technical and economic specificity requires a larger area;
iii) Maximum façade height: 8 m, with the exception of industries whose technical specifications require a greater height;
iv) Minimum distances from the building equal to its maximum height, with a minimum of 5 m from the edges of the plot;
v) Creation of protective tree curtains, with a minimum width of 5 m, subject to a landscape intervention project that guarantees a reduction in the visual impact of the built volumes;
vi) Not aggravate traffic and parking conditions, nor cause permanent loading and unloading movements.
